A:B:C designs and builds new-build housing in Ibiza. Where we build in Ibiza

Ibiza is not a single market. What people are looking for, what is available and how much it costs vary quite a bit from one end of the island to the other, so it is worth looking at the area rather than just the square metre.

San Antonio

San Antonio is in the west of the island and is one of its main hubs, with shops and services open all year round. It is an area with a life of its own out of season, well connected by road to Ibiza Town and the airport. Here is Sa Serra.

Ibiza Town

The capital concentrates employment, schools, the hospital and the port, and is where the highest demand for main residences is year-round. Our development in the city, Can Misses, is next to the hospital of the same name, within walking distance of Dalt Vila and the promenade.

Santa Eulària des Riu

It is the municipality in the east of the island, with quiet residential areas a short distance from the capital. In one of them, Puig d’en Valls, we are building S’Olivera.

Buying a new-build property in Ibiza

What does buying off-plan mean

With new builds, you buy before the building is finished. A private contract is signed with the floor plan, the specification of qualities and the expected delivery date, a part of the price is paid in instalments during construction and the rest is paid upon signing the deeds, when the keys are handed over. The amounts paid on account go into a special account and are guaranteed by law, which is the major difference compared to buying an already built property from a private individual.

The practical advantage is that you choose earlier: the floor, the orientation, the finishes and, when the schedule permits, some layout changes.

What taxes and costs are added to the price

New-build housing is subject to VAT, currently at 10 per cent of the price, plus stamp duty, the rate of which is set by the Balearic Government. Second-hand housing, on the other hand, does not carry VAT: it is subject to property transfer tax. To that must be added notary, land registry and administrative fees, and mortgage costs if it is financed. It is advisable to do the full calculation before deciding, and it is the first thing we go over with anyone who asks us.

New build or pre-owned property

A new home is delivered with guarantees regarding the construction and with the installations up to date, and is designed with energy efficiency criteria that simply do not exist in the island's older housing stock: continuous envelope insulation, aerothermal energy for climate control and hot water, solar protection on the facade, and self-generation with photovoltaic panels. That translates into a better energy rating, lower consumption every month, and a more stable temperature inside the house.
